What Real Estate Agents Need to Know About Emerging Technology

What Real Estate Agents Need to Know About Emerging Technology

In this post, you’ll learn how to launch yourself into the NOW and FUTURE technology era. You’ll also learn how to interact more efficiently and communicate more effectively, which can help you provide better service to your customers and clients.

As always, buyers want to buy for the lowest price possible within their price range, and sellers want to sell for the most highest price possible, in the shortest possible time, with the least inconvenience.

But even though the consumers’ goals have remained the same for decades, they are no longer the consumers our real estate system was designed to serve. Today’s first-time buyers are DIGITAL NATIVES who represent the first generation to grow up with computer technology.
Who are the Digital Natives?
  1. Computer games, email, the Internet, Facebook, smartphones and texting are integral parts of their lives.
  2. They think and process information in a fundamentally different way than their predecessors
  3. They are used to receiving information really fast
  4. They like to parallel process and multi-task
  5. They prefer their graphics before their text rather than the opposite
  6. They function best when networked
Florida real estate school

Those who were not born as natives, but instead have adopted many or most aspects of the new technology, are DIGITAL IMMIGRANTS.

Who are the Digital Immigrants?
  1. They may not appreciate the skills that the natives have acquired
  2. They speak a different language (or the same language with a discernible accent)
Florida real estate school

Given these traits of Digital Natives and Digital Immigrants, real estate agents could be classified as DNA, DIA, or DOA:
DNA = Digital Native Agents

DIA = Digital Immigrant Agents

DOA = Digital Oblivious Agents

The DOA group were once the guardians and only source of information, but in today’s market information and property availability is much more accessible

So consumers are seeking more than simply information from agents: consumers expect real estate professionals to be technologically adept; they may not work with someone who is not.

Buyer Service Agreement Template--Florida Real Estate School

Buyer Service Agreement Template--Florida Real Estate School

You could surprise a prospective buyer by offering a non-exclusive Buyer Service Agreement.

Here are some examples of promises you could make that would build loyalty:

I have access to Real Estate Listing Aggregators to keep me abreast of any new listings – not only from any MLS company – but also by owner, by builder, and by developer. I watch daily for the following:

  1. Houses that sold quickly but are back on the market because the buyer did not obtain financing
  2. PRICE REDUCTIONS (sometimes as high as $100,000)
  3. New Listings! The best homes at the right price sell within 30 days

I can forward details of the property in a matter of seconds. In addition to the standard MLS sites, I subscribe to (list examples Trulia, Zillow, etc.)

New construction: We have great builders if you wish to build a new home

Even if your buyer wants an impossible cloud-home, you get it done.

Bargain hunters: I am in a position to access bank-owned properties and short sales. I can show you these, write and present your offer for you.

For Sale By Owner: I can act as your transaction broker.

I will spend 1-2 hours with you, up front, just learning about your real estate needs. We will determine:

  • What style of homes you like
  • What you would like in extras
  • 12 major areas to watch when purchasing, to avoid a wrong decision
  • What price range you are comfortable with
  • Determine what a lender will qualify you for
  • What down payment is comfortable for you
  • What monthly payment would fit your budget
  • What areas you will consider
  • Answers to any questions about which types of finance are best for you
  • The process of getting a mortgage

If you have a house to sell before purchasing, I will do a FREE analysis showing you what you have in equity

"Okay, guys, we can't get ahead of ourselves. All we did was put up a sign."

I give weekly reports to my buyers and sellers until the sale closes

I am a full-time agent with professional support services

I care about earning and KEEPING you as a client

I enjoy marketing homes and helping buyers find a home they can be happy in.  Should I have the opportunity to work with you I will do my best to serve all your real estate needs.

Let your prospective buyers know this information and you will be more suited to meet their needs in no time.

Meeting and Qualifying the Buyer Pt. 2--Florida Real Estate School

Meeting and Qualifying the Buyer Part 2

Last time, we discussed the first 9 questions you can use to help determine a buyer’s motivation. Every sales associate has war stories about indecisive, demanding, disloyal, or financially irresponsible buyers. These questions can help you determine a buyer’s motivation upfront. This week we will be going over the final 9 questions.

10. How much cash do you want to use for the purchase?

Also, how much cash do you have on you right now?

11. Do you have special requirements in a property? If yes, please list.

12. If you have school-age children, are you willing to move during the school year?

13. Who is your employer?

14. Will anyone else help you make the buying decision? If yes, who?

"All signs point to yes you should definitely refrain from buying that house."

15. If we find the right property, are you prepared to make a decision now?

16. What times are best to contact you?

17. What times are best to view properties?

18. How do you like to communicate? (Phone or email)

Or pager, if that's where we have to go in this relationship.

Ask these qualifying questions of your buyer and you will be more suited to meet their needs in no time.

Meeting and Qualifying the Buyer Pt. 1--Florida Real Estate School

Meeting and Qualifying the Buyer Part 1

Every sales associate has war stories about indecisive, demanding, disloyal, or financially irresponsible buyers. These questions can help you determine a buyer’s motivation upfront.

It's important find out whether buyers have completely unrealistic expectations.

1. How long have you been looking?
2. Are you working with another sales associate or broker? If yes, whom?
If the buyer is working with another agent, then you must destroy that agent.
3. Do you rent or own your current home?
4. What is your monthly rent or mortgage payment?
5. Must you sell a home before buying? If yes, what is the status?
6. Must you complete a lease period before buying? If yes, how long is the lease?
"We're really going to miss our old place."

7. Do you have a budget for monthly payments? If yes, how much?
8. What's your price range?
9. Has a lender prequalified you for a loan? If yes, for how much?

Ask these qualifying questions of your buyer and you will be more suited to meet their needs in no time. Check back soon for Part 2!

LarsonEd’s Mini Public Speaking Tutorial Part 1

LarsonEd’s Mini Public Speaking Tutorial Part 1

Welcome to part 1 in Florida real estate school Larson Educational Services’ 3-part series on successful public speaking!

Florida real estate school

Public speaking is a necessary skill for every professional, but real estate professionals especially must be adept speakers because garnering trust and confidence will help you increase your sales. In this part we are going to focus on the eye and how successful public speakers present themselves visually.

The Eye Factor

  1. The first step to establishing trust and credibility is to “speak” to the listeners’ eyes. Choreograph what they SEE!
    • Dress appropriately. Concentrate especially around the face and the feet
    • Arrive at least 30 minutes early
    • Double check to be sure that supplies and equipment are in place and working
    • Use the wide felt-tipped markers (primarily blue and black) to write your name on the whiteboard
    • List the schedule on the board, including break times

  1. Upright posture and natural movement convey confidence. Stand tall with shoulders back and stomach in. Practice standing in the “ready” position – lean forward, flex knees, balls of your feet, hands and arms forward.
    • Exude confidence when you greet people. Look in their eyes
    • Make friends with the back row
Florida Real Estate School

  1. Smile a warm smile and use open gestures as you lay out the ground rules.
    • Start the presentation on time
    • Welcome the audience and introduce yourself. Answer the question “Why should I listen to you?”
    • Make sure everyone is “on the right plane”

Follow this advice to better present yourself  as an adept public speaker. Check back next time for part 2!
