Online Marketing Tips (VIDEO)--LarsonEd

The Keys to Effective Online Marketing for Real Estate Agents (VIDEO)

Online marketing is one the most cost-effective ways to market yourself and your listings. Your business is your database. The Internet is your resource with the most potential to contribute the greatest number of relationships to that database.

A key to Internet success is to drive business to your website and listings. This can be done through traditional advertising, search engine optimization (SEO) or natural placement on search engines, blogging, and social networking.

Search Engine Optimization (SEO) is the process of improving the visibility of a website or a web page in search engines through organic / algorithmic (unpaid) search results.

  1. The higher on the page and more frequently a site appears in the search results list, the more visitors it will receive from the search engine.
  1. It is easiest to obtain a top ranking for niche areas (“Heritage Palms Golf and Country Club Condos”).
  2. More competitive areas (“Fort Myers Real Estate”) could take longer.

Bottom line, you won't see a large increase in traffic until you're on the first page of search results and in the top of the rankings. Find a niche and develop a central theme or message that you communicate in all media and platforms. Goal: get known for ONE thing.

High Vacancy, High Stakes in Southwest Florida Housing Market

-->
FORT MYERS, Florida (October 15, 2013) - Nearly five years after hitting rock-bottom in the  Southwest Florida real estate market, area professionals have found themselves in the middle of a new and intriguing conundrum: fewer active listings for single family homes but more overall closed sales. What do these seemingly counterintuitive points mean for local real estate professionals trying to make a living in Lee and Collier counties?

First, let’s look at the facts. According to The Realtor Association of Greater Fort Myers and The Beach, we’ve seen an increase since last year in three major home sale statistics: a 26.9% rise in median sale price, 19.3% more closed sales, and 36.1% more pending sales. However, the number of active listings has dropped 13% from last year. On top of that, by the end of 2013 there will be 20% more new real estate professionals than in 2012.

With fewer listings and more agents, along with more sales and higher prices – and by extension higher commissions – what is the takeaway for real estate professionals in Southwest Florida? Most importantly, they need to focus on standing out to potential buyers. With consumers being inundated with information both on-line and off, it is necessary that they differentiate themselves from their competitors. It comes down to image, branding, and marketing.

They should start by asking themselves the following questions:
What’s my brand?
What makes me different?
What’s my unique selling point?
What’s my niche or central theme?

The answers to these questions will cover everything from their website and YouTube channel to their wardrobe and personality. They will then base their marketing plan on these answers, ideally communicating a consistent message and image across all media platforms. Successfully executing this concept is one of the largest contributing factors into why one real estate professional makes it in the business and another may flounder. With more licensed agents fighting to sell fewer homes for more money in Southwest Florida, the ability to stand out in the crowd may be the difference between scraping by and living large.

However, some new real estate professionals my not know the first thing about designing a brand or creating a marketing plan. That’s where education comes in. Fort Myers real estate school Larson Educational Services offers continuing education courses meant to help answer these four questions for real estate professionals, giving them the confidence to portray an image and brand that will get them the sales they desire in a competitive market.

Larson Educational Services fills void for Andy Gray

Fort Myers based real estate school, Larson Educational Services opens at SRQ in Sarasota, FL

SARASOTA, FL, March 21, 2011 – With Andy Gray's passing in August 2010, the real estate and mortgage professionals of the Sarasota area lost a passionate educator and a kind, caring man. Gray was a licensed Florida real estate broker since 1989 and he taught more than 5,000 students as he operated Andy Gray Schools of Real Estate, Inc from 1995 to 2010.

In November 2010, Sandy Badger, Gray’s partner, met with Rick and Brad Larson of Larson Educational Services to discuss the management of the school’s student files and state regulated documents. Badger, not wanting to continue the operations of the school, but determined to provide the high level of customer service Gray stood for, decided to pass the school’s student records to the Larson’s family-owned and operated state licensed school.

“We were honored that Ms. Badger wanted us to accept the student records and maintain them in compliance with state law,” said Larson Educational Services Co-Founder, Rick Larson. “Andy had such a strong, faithful following in the Sarasota marketplace and although we did not personally know him, we know what he stood for and we know how much he cared for his students.”

Larson Educational Services is based out of Fort Myers and has additional classroom space in Naples. They are licensed by the Florida Department of Business and Professional Regulation as a Florida real estate school and provider of community association manager education. They are also approved by the Nationwide Mortgage Licensing System to provide education for mortgage loan originators.

“Our first objective was to notify Andy’s students that we have all their records on file,” said General Manager, Brad Larson. “Our second objective was to bring our high quality of education from Fort Myers and Naples, into the Sarasota marketplace. We are proud to say that in less than 3 months, we have secured a temporary location and have begun offering real estate and CAM courses.”

The Larson’s approach to professional education and customer service is what sets them apart from others. Although there are hundreds of options in the state of Florida when choosing an education provider for mandated pre-licensing and continuing education, Larson Educational Services has become the school of choice for professionals throughout the Gulf coast marketplace.

“Not only does a real live person answer every call that we receive,” said Director of Operations, David Larson, “but we also offer our students a “one-tuition policy” meaning that our students pay tuition one time and that payment is good for one year. We understand that life happens and getting sick or having your car not start one day should not be a deterrent to attending our classes. Our students can re-attend, review or reschedule any class they have previously paid for at no additional charge. “

“Our instructors”, Rick added, “are the absolute best in the business. We have a team of 9 instructors who care more about our students and the experience they receive from us than any group of instructors I’ve seen in my 30 years in the business, and I’ve seen some great instructors. They’re smart professionals who know how to teach and how to present. They make learning fun. Like we say around here at Larson, “get more than just credits, get education you’ll enjoy.”

Larson Educational Services is an affiliated business member of the Naples Area Board of REALTORS®, Bonita Springs Estero Association of REALTORS®, REALTOR® Association of Greater Fort Myers and the Beach, the Punta Gorda-Port Charlotte-North Port Association of REALTORS®, and Sarasota Association of REALTORS®.

The Florida Office of Financial Regulation (OFR) is shutting down the Mortgage Broker Licensing system on July 8, 2010.

The state of Florida is making the transition to become SAFE ACT compliant. If you don't know what this means, check out my blog post from a few weeks ago - http://fortmyersrealestateschool.blogspot.com/2010/05/safe-act-forces-florida-mortgage.html

December 31, 2010, is the last day to apply for licensure.

"We encourage applicants to apply now so that they have a better chance of being approved before October 1. If unlicensed by this date, individuals will not be able to work in the industry until the new application is approved," said Tom Cardwell, Commissioner of the Florida Office of Financial Regulation. "Applicants should submit information that is complete, correct and containing full-disclosure to minimize delays to processing their application."
