Renovated LarsonEd.com website

4th of July
Happy 4th of July holiday. Have fun and stay safe. Our offices will be closed on Wednesday the 4th and Thursday the 5th. We'll reopen with regular hours on July 6. As always, even when our office is closed, our website LarsonEd.com is always available for course registrations and FAQs. Speaking of our website.......

Renovated LarsonEd.com
We've made some really exciting changes to the LarsonEd.com website. As we continue to see a rise in mobile web usage (tablets and smartphones), we decided to redesign the site to take into account the integration between the mobile and desktop user. Meaning we've added more graphics, more easy to click buttons and less text. To give you some insight into the mobile growth we've seen, in the last 60 days, 20% of our users were on a mobile device. For the same period last year, it was only 7%. We expect this rapid growth to continue for some time as web users continue to transition from traditional desktop devices to iPads, Nooks, Kindles and smartphones. Also, a huge shout-out is in order for the team at Internet Services Group (ISGFL.com) for helping to make this happen. They took my vision for the website changes and made it a reality. I can't thank them enough for all the hard work and effort. Visit the revamped site when you get a chance, but here's a screenshot to get an idea.

Larson REsources
We've also added something to the website called "Larson REsources". As a new or seasoned Real Estate or CAM professional in SW Florida you rely upon many trade professionals and experts in the field. It can be difficult to know where to turn or who to trust in a moment of need. That is why we created Larson REsources  -- one-stop-shop to find local business that will provide you with excellent service for all your real estate business related needs. We've partnered with local business owner, Jason Evers, of Quality Service Pros to give you even greater access to professionals in the area. Quality Service Pros checks local businesses for current licenses, insurance, quality, ratings and customer feedback to be sure you're dealing with the best. You can find everything from accountants and attorneys to plumbers, window washers, landscapers and web designers. Check it out at www.LarsonEd.com/resources

License Renewal Time

It's that time of year again when we start getting more phone calls and registrations for Continuing Education. ALL Community Association Managers (CAM) and many Real Estate Licensees need to complete Continuing Education courses and renew by September 30, 2012. Remember that if you're, a Real Estate Licensee and do not complete your post-licensing requirement (45 Hours for Sales Associates and 60 Hours for Brokers) by your renewal deadline, your license will go NULL & VOID, meaning you won't have a real estate license anymore. The only CAM licensees who are EXEMPT from CE are those who received their license AFTER October 1, 2010. All others need to do 20 Hours of CE. Also, Mortgage Loan Originators (MLO) need to do 8 Hours of CE by December 31, 2012. We have classes beginning this September. When is the deadline to submit my renewal?
All Florida Community Association Managers must submit for renewal no later than September 30, 2012.

Do I need to complete 20 Hours of Continuing Education before I submit my renewal?
Yes. The DBPR requires that you complete your 20 Hours of Continuing Education prior to submitting for renewal.

Can I take a 20 Hour Continuing Education class in September and still renew my license by September 30, 2012?
Yes. When you take a class with Larson Educational Services, we upload your completed hours of education to the DBPR system at the conclusion of the course. Within 48 hours of your completed class, you can renew your license through the DBPR.

Mortgage Call Reports due for Florida Mortgage Brokers

IMPORTANT INFORMATION

Mortgage Call Reports

ALL...I repeat...ALL Florida licensed mortgage companies (Mortgage Brokers and Mortgage Lenders), MUST file a very important piece of financial information through the NMLS -

The Mortgage Call Report or MCR

The MCR is broken up into 2 components:
1.    the Residential Mortgage Loan Activity (RMLA) and
2.    the Financial Condition (FC)

Failure to submit the MCR will result in administrative fines of $1,000 and possible license revocation by the Florida Office of Financial Regulation (FLOFR).

Here are some FAQs regarding the Mortgage Call Report....

FREQUENTLY ASKED QUESTIONS

Who needs to submit the Mortgage Call Report (MCR)?
NMLS and the Florida Office of Financial Regulation (FLOFR) requires the following License holders to submit the MCR:
  • Mortgage Broker
  • Mortgage Lender
  • Mortgage Lender Servicer
Individual Mortgage Loan Originators (MLOs) are not required to submit the MCR because the Mortgage Broker will file it for the whole company.
When does the Mortgage Call Report (MCR) need to be submitted?
The Standard Mortgage Call Report is broken up into 2 components:
  1. the Residential Mortgage Loan Activity (RMLA) and
  2. the Financial Condition (FC)
The RMLA is due within 45 days of the end of every fiscal quarter. Most companies will have the following schedule:
  • Q1 data (January 1 – March 31) is due May 15
  • Q2 data (April 1 – June 30) is due August 14
  • Q3 data (July 1 – September 30) is due November 14
  • Q4 data (October 1 – December 31) is due February 14
The Financial Condition (FC) is due annually within 90 days of the company's Fiscal Year End. For example, if the company's Fiscal Year End was December 31, 2011 that means the FC is due by March 30, 2012 (22 days from now – no exceptions).
How do I submit the Mortgage Call Report?
The Mortgage Call Report (MCR) is submitted through the NMLS website. You must first log-in to your account and then go to the "Filing Tab" to begin.
Here is a User Guide to see how to submit the RMLA View User Guide
Here is a User Guide to see how to submit the FC View User Guide
I have begun working on the Mortgage Call Report, but I am unsure how to categorize my business within the MCR?
NMLS has provided the following definitions when submitting the MCR:
Wholesale - Closed wholesale refers to loans that have legally binding agreements establishing a residential mortgage loan with an application taken by one party but funded by another
Broker -  Any fee collected in conjunction with brokering a loan not including pass through fees (i.e. Appraisal, credit report, flood cert., etc…)
Retail - Closed retail refers to loans that have legally binding agreements establishing a residential mortgage loan and have been originated/funded by the institution who took the application
Click this link - http://freepdfhosting.com/38e493252a.pdf - to view a detailed list of Glossary Terms and Definitions found on the MCR.

How can I contact the Nationwide Mortgage Licensing System (NMLS) with questions?
NMLS can be contacted at (240) 386-4444. If you have specific questions about the Mortgage Call Report, you can also send an email to NMLS at NMLSMCR@csbs.org
