This #TBT Throwback Thursday goes back to 1951, during the reign of King Ricky the Merciful.
Elk River, Minnesota--the Larson family's home town--was holding a contest to crown the king or queen baby of the area.
All over town, the local merchants posted pictures of babies in their shop windows--so many babies you would've there was a town-wide missing baby epidemic.
Once they'd surveyed the pictures, people then stuffed the ballot boxes inside the shops to vote for the best baby.
Of course Ricky Larson, barely one year old, put his hat into the ring with this classic picture.
And who could resist that toothless smile? Those jean coveralls? He even had his hands out front in ready position, like he was about to go work on the family farm.
"It was a great photo," Rick says now. "Really compelling."
The town of Elk River apparently agreed, as Ricky Larson won the "Stuff the Ballot Box" contest. ("That was kind of an ass-kicking," he says.)
He was awarded a little four-inch trophy (long since lost to the ages) that declared him King Ricky of Elk River.
So the next time you have Rick teaching your class, don't forget to call him by his true name: King Ricky.

Networking is one of the most important parts of building your business as a real estate agent, yet many professionals fail to increase their sphere of influence on a consistent basis. This is not the business for introverts. Utilize these 5 simple networking tips for real estate agents to help flesh out your list of prospects and clients.
1. Stay off your phone
Sure, you’ll need to use your phone when it comes to emailing, calling, and texting clients and prospects, but when you find yourself at a trade show or other networking opportunity keep your eyes up. By simply talking to people, eliciting information, and keeping off your phone you can set yourself ahead of other agents. Listen to people. And be sure to get their cards and follow up.
2. Keep notes
When you get information about a new contact, add notes in your phone. Reference that information when you follow up so they know that you not only listened to them when you met, but you also cared enough to remember details about your conversation.
3. Have fun
No, you shouldn’t go out of control on the open bar, but there’s no reason you shouldn’t be laughing and smiling when you’re meeting new people. Everybody gets nervous at networking events, so you can set yourself apart by being present and outgoing. Take a breath, notice something funny about the venue, and make a situational comment to your neighbor and you’ll be laughing in no time.
4. Don’t try to close a deal immediately
Few things put people off more than pushy salesmen. You’re not using a networking event to “hit on” potential clients or business people you think could become a part of your sphere of influence. You’re only setting the ground work for a relationship that may or may not yield a business partnership. Don’t be too quick to put pressure on your new contacts.
5. Get out of your comfort zone
It’s great if you see someone you already know at a networking event. Make sure you say hello to them and connect for a few minutes, but be sure to break off and meet some new people. You aren’t doing you or your friend any favors if you only talk to each other the entire time. Seek out someone who looks shy and say hello. Before you know it you’ll be making new friends and increasing your sphere of influence.
Utilize these 5 simple networking tips to help you better take advantage of every networking opportunity you come across, whether it’s a planned event or a chance meeting of a prospect at the grocery store. 2015 Course Dates and Times
WEEKDAY CLASS: 2 days, Wed and Fri or Thu and Fri, 9:00am - 5:00pm WEEKEND CLASS: 2 days, Sat and Sun, 9:00am - 5:00pm
Applicants for the Mortgage Loan Originator License (MLO), must complete these steps:
How to Obtain your MLO License
Step 1: Obtain your Unique Identification Number with NMLS
Creating an account with NMLS (Nationwide Mortgage Licensing System) only takes a few minutes. After creating your account, NMLS will notify you by email with your Unique Identification Number. Click below to do this now.
Step 2: Complete the 20 Hour SAFE Comprehensive Course
The 20 Hour SAFE Comprehensive Course is the required pre-licensing education for Mortgage Loan Originators as mandated by the 2008 SAFE Act. Classes are available in Fort Myers and Naples. Click below to view our course information.
You are required to take and pass the SAFE Act Tests – the National Component with Uniform State Test (UST) and the State Specific Component for each state you wish to originate in. Our recommendation is to complete the State Specific Component first and then the National Component. Scores of 75% or better are required to pass the SAFE Act tests.
TEST ENROLLMENT: First you must create a TEST ENROLLMENT on the NMLS website. You will pay a $110 fee for the National Test with Uniform State Test (UST) and a $69 fee for the State Specific Test upon the enrollment. Creating the enrollment is what will give you permission to schedule the test.
SCHEDULE YOUR TESTS:**You must pay for the tests in the step above BEFORE you can schedule a test date.** The tests are given by Prometric Testing Centers, and they have centers located throughout the state of Florida and across the country. In Southwest Florida, the nearest facility is located at 4315 Metro Parkway Suite 120 - Fort Myers, FL 33916
*Complete after you've attended the 20 Hour Course and passed the National and Florida exams*
SUBMIT THE MU4 APPLICATION: Loan Originator applicants must submit the "Uniform Individual Mortgage License/Registration & Consent Form," also known as the MU4 APPLICATION on the NMLS website.
FEES: You must pay a $195 nonrefundable application fee, a $20nonrefundable Mortgage Guaranty Trust Fund fee and a $60NMLS processing fee when you apply.
CREDIT REPORT: You are required to authorize a credit report with the submission of your MU4 Application. The cost of the credit report is $15.
FINGERPRINTS and CRIMINAL BACKGROUND CHECK: You are required to have your fingerprints scanned electronically at an NMLS-authorized fingerprint vendor for an FBI Criminal Background Check (CBC) with the submission of your MU4 Application. The cost of the CBC is $39.
If you are obtaining your MLO License in Florida, you must also have your fingerprints scanned electronically at a Florida Department of Law Enforcement (FDLE) location. We recommend using PearsonVUE. The cost of the FDLE fingerprint is $33.
You may make an FDLE fingerprint reservation by calling PearsonVUE at1.877.238.8232.
Step 5: View your Application Status
Criminal Background Check Status
During your license approval process, you can view the status of an existing Criminal Background Check (CBC) request or retrieve a copy of your CBC Certificate.
You may view the status of your MU4 Application and review any deficiencies that your state regulator has set. A deficiency is placed by the state regulator to notify you of any missing information that is still required in order to issue a licensing decision.
Each time the status is updated by the Regulator in NMLS, you will receive a system generated email indicating the status change.
In our previous post, we told you sellers want to hire an agent that they believe will get the job done professionally. Specifically, here is the second half of the Top 10 traits and skills our sellers told us they are looking for in selecting an agent:
6. Sellers want to know the cost AND value of your service.
Of course they want to know how much your commission will add up to, but they also want to know what they will get in return. If you are able to list off your qualifications upon request, the seller will be more likely to see you as an asset.
7. Sellers want you to appreciate their property’s attributes.
This tells them that you are paying attention to the positive qualities in their house, which means you’ll be more likely to utilize these as selling points to buyers.
8. Sellers want to know that the property will be shown in the best light.
It goes without saying that the better the property looks the more likely it will be to sell, but the seller also wants to know that you know how to stage a home properly (link to staging PR).
9. Sellers want to know that you will creatively market the property.
Will you be active with advertising, both online and off? This will give the seller confidence that you will accomplish your task of selling the home.
10. Sellers want to list with an agent who has a good client base of potential buyers.
The more buyers an agent knows, the more likely they are to find one that wants the seller’s house.
These tips will help you become better prepared to meet client expectations for real estate agents.
