7 Tips for Masterful Negotiation Part 1--Florida Real Estate School

7 Tips for Masterful Negotiation Part 1

Think confidence, machismo, and stamina are the keys to winning a negotiation? Then your bargaining skills need a reboot. Over the past decade, a growing field of literature on the subject has come to the conclusion that checking your ego at the boardroom door is a must. Compromise and kindness are the new rules of negotiation. How does this gentler approach work? We've compiled a short list of pointers to get you started.

  1. Listen Before you Speak.
There will always be time to open your mouth later, but tap your patience to find out what the other side is thinking first. Then you have extra leverage to tailor your points to fit both sides' goals, writes Norm Brodsky. When Mike Baicher came to see Brodsky for advice about negotiating a loan, Brodsky told him a story with a familiar moral: One man's trash is another man's treasure. Or, in his particular case, one man's misery is another man's idea of humor. So, when entering a negotiation, don't make any assumptions about what's in the other party's mind – just enter the situation with an open mind and plenty of questions.

Florida real estate school
Don't follow the cable news theory of negotiation; just because you talk over someone doesn't make you right.

  1. Embrace Your Fear.
The late Bob Woolf, a prominent sports and entertainment attorney and author of It Doesn't Hurt to Ask, was quick to say that 95 percent of the folks you'll ever negotiate with feel just as nervous and, yes, as scared as you do. For that reason, he believes that kindness is a key competitive advantage when it comes to negotiations. Find his theory that "nice guys finish first" at the negotiating table hard to believe? Well, his track record of using a combination of professionalism, ethics, and manners speaks volumes—he successfully represented Julius Irving, Larry Byrd, Carl Yastrzemski, and Thurman Munson in contract negotiations.

  1. Avoid Storytelling.
In a negotiation, "the important thing is for you to be completely truthful about your situation," veteran entrepreneur Norm Brodsky has said. This is especially true when it comes to negotiating a loan or another financial arrangement. You don't want to win a particular negotiation at the expense of your credibility. The more forthright you are with the other party, the more likely you are to arrive at a satisfactory outcome. "When you're negotiating about money you owe, don't make up stories," Brodsky says. "Just tell the truth." Read more.

  1. Study Up.
Remember, the more knowledge you have of a situation before going to the negotiating table, the better off you will be. There are many reasons preparing yourself with the best research will be to your advantage, but one lesser-known perk comes from psychological studies. It's called the "consistency principle," which refers to a person's intrinsic need to appear reasonable. That means your counterpart will likely abide by certain standards, and defer to your authority if you are able to demonstrate that you absolutely know what you are talking about. With greater knowledge, you will be able to set the parameters of the discussion in your favor. Read more.

10 Listening Techniques to Improve Your Negotiation Skills--Part 2

10 Simple Listening Techniques to Improve Your Negotiation Skills--Part 2

Check out part 1 here: part 1.

We get it, you became a real estate agent because you love to talk. But here’s a nugget of harsh truth: sometimes you have to listen as well. In fact, your entire career depends on your listening skills. Otherwise, how will you understand your clients’ needs and make all those sales? (Hey, at the very least try to pretend to listen.) Here are Florida real estate school Larson Educational Services’ simple listening techniques for effective communication:
  1. Fight distraction and bad listening conditions.
Have you ever been out with friends and everyone is sitting at the table, faces turned down, with the blue glow of their cell phone illuminating their dead countenance? Don’t be that person. Put your phone on silent and give other people your full attention.
Florida real estate school
Come on, man. Just talk to the people you're with.
  1. Show patience and don’t interrupt.
A pause doesn’t necessarily mean that the speaker is finished talking. Sometimes people are just looking for the right word or articulating their own thoughts to themselves before telling them to you. There are few things more frustrating in a conversation than feeling like you can’t pause for fear of being interrupted. Silence is one of your most underutilized conversational tools.

  1. Listen between the lines.
If you take everything a person says at face value, then you’ll miss the majority of the information they make available to you. People often (unintentionally) hide their true thoughts or motives in the lines between their words.

  1. Clarify what you are hearing.
Don’t be afraid to ask the other partner to put their thoughts into other words for your own understanding. While people often find it annoying when they’re interrupted by someone who only wants to talk about themselves, most people don’t mind being interrupted for a clarifying question; it shows that you care.

  1. Watch for changing tone or volume of the speaker’s voice, facial expressions, gestures, and word emphasis.
These physical changes can signal emotional changes in the speaker’s mind. Pay attention to the conversation points at which these changes happen in order to better understand the speaker’s thought process, even if they are not explicitly telling you what they are thinking.

Picking up on subtle social cues can help improve all of your social interactions

Utilize these simple listening techniques to not only improve your negotiation skills, but also to provide better service to your clients. Check out part 1 here: part 1.

10 Simple Listening Techniques to Improve Your Negotiation Skills--Part 1

We get it, you became a real estate agent because you love to talk. But here’s a nugget of harsh truth: sometimes you have to listen as well. In fact, your entire career depends on your listening skills. Otherwise, how will you understand your clients’ needs and make all those sales? (Hey, at the very least try to pretend to listen.) Here are the first 5 of Florida real estate school Larson Educational Services’ 10 simple listening techniques for effective communication:
  1. Prepare questions and remarks in advance to free your mind to listen.
Have you ever talked to someone who you know is just waiting for you to stop talking so they can say something? Don’t be one of those people. Channel your inner lawyer and prepare some conversation points before speaking with your client.
  1. Exercise emotional control.
No, you’re not a robot. But you can keep negotiations civil and favorable to your interests if you keep your emotions in check.

Florida real estate school
You can exercise emotional control without becoming a robot.
  1. Remain open and avoid jumping to conclusions; limit your own talking.
Limit your assumptions when you head into negotiations. When you let the other party do the talking they’ll usually give plenty of talking points, just make sure that you…
  1. Take selective notes on the most important points.
No, taking notes during a conversation doesn’t necessarily make you look like a psychopath, just make sure your conversation partner knows what you’re doing.
  1. Give the speaker your conscious attention with good eye contact.
Giving someone your undivided attention lets them know that they are important to you. And regarding the eye contact thing: again, don’t take it to psychopathic levels, just let your partner know that you care about what they’re saying.

Florida real estate school
Okay, you're overdoing it.

Utilize these simple listening techniques to not only improve your negotiation skills, but also to provide better service to your clients. Check back next time for part 2.

5 Little-Known Techniques for Effective Goal-Setting

5 Little-Known Techniques for Effective Goal-Setting

Every top real estate agent (as well as top performers in any industry) must necessarily be goal-oriented. In fact, these high-achievers share some similarities in how they set their goals as well.

Here are a few important and similar qualities that exist in the goals of real estate’s top producers:
  • They know what they want and they simply go after it.
  • They set moderate, attainable goals and take only calculated risks.
  • They know how to manage time and arrange priorities.
  • They look for accurate, constructive feedback.
  • They incessantly seek knowledge.
  • They display more self-confidence than they actually possess.
The first step to effective goal setting is to know what you want to accomplish or attain. There are many different types of goals; they could pertain to your career, personal life, health or well-being, family, faith, or your financial situation. Begin by identifying your desired result, then work backwards to determine the steps to achieve that result.

In the process, make sure your goal is:
Attainable. Goals must be reachable to be believable.
Measurable. Goals must be specific and able to be measured in some way.
Relevant. Goals must have value to you in order to make the effort worthwhile.
In Writing. Goals must be reduced to writing for clarity and commitment
Time-bound. Goals must have a specific and committed time frame.

Florida real estate school
Make sure your goals are realistic

Once your goal is set, follow the PREAM method:
Post. Write it down.
Review. Check your plan and revise if necessary.
Evaluate. Determine if you are on the right track.
Adjust. Change your activities if necessary.
Monitor. Measure your progress.

Creating measurable objectives. Objectives are measurable milestones that lead toward achievement of a larger goal. They are identified when you create your plan to accomplish your goal.

Keys to Effective Branding for Real Estate Agents

Keys to Effective Branding Strategies for Real Estate Agents
Your personal brand is a name, term, design, symbol, or any other feature that identifies your services as distinct from those of other sellers. In short, your BRAND is your IDENTITY. What are some ways in which your brand is delivered to buyers, sellers, your sphere of influence, target market, and other agents? Florida real estate school Larson Educational Services has the answers right here.

You, Inc.
  1. The quality of your brand is the image of you that is portrayed to everyone.
  2. Brand awareness is critical within your sphere of influence and your target market(s).
  3. The keys are: quality and consistency.
  4. Strategic awareness occurs when you are perceived to have distinctive qualities that make your brand stand out as being better than your competitors.

Print Marketing
Being new to the business is not a problem as long as you can clearly sell the benefits of owning your listing and the benefits that your clients will get out of using your services. Print marketing should be part of your marketing plans and may include:
  1. Direct mail
  2. Newsletter
  3. Flyers and brochures
  4. Newspaper or magazine
  5. Direct mail can be powerful and easy to track
  6. A targeted (some say ULTRA-targeted) mailing list is key
    • Try focused campaigns rather than ‘all occupants
    • Your farm area
    • First-time buyers
The distinctions that set you apart from the competition is known as your Unique Selling Point. What makes you different? Using this information can help you set your personal brand apart from your competition and, in the process, bring in more clients to your new real estate business.
