The Long Way is the Shortcut

Have you ever purchased something cheap to save money only to replace it after just a few uses?

You probably bought the cheap item because you didn’t want to (or couldn't) spend more money on its more expensive counterpart. You find yourself buying the $20 cotton jeans that wear out after a year rather than the $45 denim jeans that would last you 5 years.

Why do we do it? Sometimes it's because we don’t have the money to buy more high quality items.

Other times, though, we’re looking for the quick solution—the shortcut.

That’s why I cringe when I see articles like this: https://www.zillow.com/blog/blue-kitchens-sell-for-more-216631/

It’s a breakdown of which colors in which rooms raise your home value and by how much. (Periwinkle blue adds $5,440 to home value? Who knew?!)

So what are you meant to do with this information about paint colors? I agree, it's tempting to share this as viable information—a simple change in paint color seems like an easy shortcut to more money—but there are so many X factors we don't know.

Most importantly, do these more profitable color schemes translate to Southwest Florida, where earth tones dominate?

If you followed this one-size-fits-all shortcut for paint colors, you might spend more time and money in the long run than if you put in the real work.

The same way that buying cheaply made clothes isn’t an efficient way to spend money, trying to improve your sales with a panacea is usually less efficient than putting in the work.

Holding your business together with a series of short cuts is as sustainable as buying cheaply made clothes—you’ll wake up one day and the soles of your shoes will be flopping off like the lapping tongue of a dog and your pants will bust at the seams like a plumber.

Take the long road—it’s the only sustainable route you have.

How to Make New Years Resolutions Stick--LarsonEd

Christmas is over. If you're lucky, you've already shipped out the in-laws and the holiday damage to your midsection was minimal. Now it's time for the healing process to begin. That's right--it's new years resolution time.
Florida real estate school
According to a study in the Journal of Clinical Psychology, about half of people who make new years resolutions will give up by July. Too often, people see the new year as a chance to overhaul their lives. However, you shouldn't see it as a time for sweeping character changes.
Rather than a single major goal, it's good to set small attainable goals throughout the year.
According to the American Psychological Association, your resolution success is not about the extent of your changes, but more about recognizing the need to change.
1. Make your resolutions realistic
Again, start with small changes. Growth isn't about instantaneous overhaul, it's about being just a little bit better than yesterday.
2. Share your goals (or not)
Research is conflicted on this one: some studies suggest that those who keep their goals to themselves are more likely to achieve them.
The thought process here is that by stating your goals (for example, telling your friends that you plan on writing a book) gives you a false sense of accomplishment that may keep you from making progress.
There's another school of thought that says keeping yourself publically accountable for a change will make you more likely to achieve that goal.
In other words, telling people around you that you plan on running a marathon or selling 12 more houses a year means they will ask you about it and keep you accountable for those resolutions.
The choice is yours whether to share your resolutions or not, but just keep this in mind: it's always easier to get through a rough patch with friends and loved ones rather than by yourself.
NOTE: Beware of False Hope Syndrome. This is the tendency to underestimate the speed and difficulty of adapting a new lifestyle change. You may try to accomplish more than is possible, thus setting unrealistic expectations, which makes it easy to become discouraged and quit.
3. Clearly define your resolutions
Many people have resolultions that sound like this: lose weight, get healthy, get in shape, sell more houses, or acquire more clients.
But what do these things look like? What do they mean? They are so nonspecific that they're meaningless.
Without a clear definition of your goals it's difficult to track progress and, perhaps just as important, it becomes difficult to recognize when you have reached your resolution.
Rather than using vague generalities to define your new years resolutions, be specific. Say that you want to run 5 miles without rest, or do 10 pull ups, or sell 1 more home per month than the previous year.
4. Keep track of your progress
You will hit a plateau. Measuring your progress will help you keep perspective and help stave of discouragement.
There's a popular saying in the psychology field: If you can track it, you can change it.
5. Be patient
Progress is almost never linear.
Florida real estate school
Some people might see rapid initial change and then stall later on. Others might stall at the start. Either way, we all hit rough patches. It's important to track your changes to recognize your plateaus and keep perspective.
6. Don't fall into an all or nothing fallacy
Any effort toward your goals is better than no effort. Don't think that just becuase you already failed to sell an extra home in January that you should give up. The difference between some impovement and no imporvement is the difference between meeting your resolutions and falling short.
7. You won't be perfect
You will experience temporary failrures, but don't use them as excuses to snowball. Instead, recorgnize the mistake or misstep and recommit yourself to your resolutions.
Keep these 7 tips in mind as you head into the new year.

What Sellers Want From Agents Part 1 (VIDEO)

Owners want to know what's happening with their listing. Therefore, sellers want their agent to creatively market the property, pay attention to detail, and provide excellent customer support as part of their services.
The reason most often cited by owners who were unhappy with the listing agent is not the failure of the agent to secure a buyer; it’s failure of the agent to communicate with them after the listing is signed.
  1. Sellers want you to add value by providing much more than the sellers could do on their own.
If they could have found that extra value on their own then what do they need you for?
  1. Sellers want you to look at the entire situation and give good advice.
It’s difficult for sellers to be objective about their own property. Emotional attachment, nostalgia, and good memories cloud their ability to accurately assess their home’s value. That’s why you need to be the voice of reason and wisdom for the seller.
  1. Sellers want you to remember who the customer is and respond to their needs.
Always remember that your relationship with the seller is a mutually beneficial one, and you should remember your role as well as your client’s. This relationship will sometimes require you to swallow your pride.
Florida real estate school
Okay, you gotta have a cut-off point though.
  1. Sellers want to be treated like partners—keep in touch and update them at least once a week.
There’s nothing more frustrating for a seller than to be left in the dark. Keep them in the loop even if there’s nothing to report. This lets your client know that you care about them and their needs.
  1. Sellers want to see a nice brochure—accurate, detailed, and professional.
A nice brochure shows that you’ve done your homework on the property and that you’re prepared to present their listing to potential buyers in the most professional way possible.
Keep in mind this list of seller desires so you don’t make the same mistake as many agents before you. Check back next time for part 2.

Real Estate Job Interview Tips Part 2

Whether you’re a new real estate professional or a broker, you can learn from the brokerage employment process. As a new agent, it helps to know what you can expect from the recruitment and hiring process to better prepare yourself. As a broker, you can improve your recruiting and hiring process to find the best new agents.

Read Part 1 Here!

In our last post, we started to outline some of the common elements of a good job interview. Let's continue with that list.

Professional Assets

Take time to explain the job in detail and give the candidate the opportunity to sell himself or herself. Questions might include:
“What do you think are your major assets as an employee?”
“What strengths do others see in you?”
“What are your areas that need development?”

Closing

Conclude the interview with a summary and ask, “Do you have any further questions about the job, our company, or anything else we’ve discussed?” A good candidate will have questions prepared for the interviewer, which will allow the candidate to listen to the interviewer sell themselves to him or her.

Selecting a Candidate

Once the interview process is finished, the next step is choosing who to hire. The right person is the one whose knowledge, skills, abilities, goals, values, and expectations fit the job. The right fit for the organization is the one who is motivated, creative, flexible, and will work well in the company’s culture.
Converting all of this to an employment decision requires a quantifiable assessment according to certain established selection criteria. Criteria related to the job and the organization must be established and become the platform for evaluating and selecting a candidate.

Hiring

The person who hires is also the person who fires. The hiring person should be completely committed to the person who is finally selected. The hiring process generally consists of two steps:
  1. The offer and acceptance
  2. The formal employment paperwork.
Once you have followed through on these job interview guidelines, the company and candidate will have both found the right fit for the job. Follow these hiring guidelines to better prepare for your upcoming real estate job interview, no matter which side of the table you’ll be sitting on.

LarsonEd named Best Family-Owned Business

LarsonEd owners Brad and Dave with the award.
Earlier this week, Gulfshore Business Magazine awarded their fourth annual Best of Business awards at the brand new Southwest Florida Performing Arts Center. Awards ranged from Best Architect to Best Private Country Club. In the Best Family-Owned Business category, who else but Larson Educational Services came out on top.

Votes were tallied during the months of April and May and, according to LarsonEd founder Brad Larson, the school came out on top "becuase of the support of our current and past students."

But Larson wants people to know that although this was a Family-Owned Business award, that doesn't mean this was a Larson-only achievement. "This award goes out to everyone in the company," says Brad, "not just those with the last name Larson."

Brad also wants Larson customers and employees to know that he feels like they are all part of the Larson family. "To our intructors, customer experience team, and vendors, I want to say congratulations, because you are LarsonEd," the owner says.

The LarsonEd team thinks people are drawn to their business not ony for their unique instruction and course materials, but also because they have such intimate knowledge of their products and care for the customer experience.  "We feel the same emotions as our students in regards to their success in achieving their goals," says Larson. "We feel the jubilation and triumph when someone passes a test, and we also feel the disappointment when things do not go according to plan."

But, like a family, LarsonEd is willing and able to provide the support necessary to get students to the next step. "And we'll do it with a smile on our face because we know that we can make a difference in someone's life."

What Buyers Look for in Agents--Florida Real Estate School

What Buyers Look for in Agents--Florida Real Estate School

Buyers, especially first time buyers, will be looking for a number of specific qualities in an agent that will guide them through the process of buying a home. Consider the needs of the buyer when showing them homes.

What do buyers look for in an agent when selecting and showing properties?

1. Buyers want you to perceive their physical and emotional needs…listen

2. A good Realtor helps in narrowing down the field of what I’m looking for, not just the agent’s own listings

3. Use technology to do the research on the houses first so we don’t have to waste time looking at places we have no chance of buying
As an agent, you need to know which homes will emotionally destroy your clients.

4. Save time by knowing and previewing the properties in ‘my’ criteria

5. Buyers want to get property information readily. Give me information. I want to see MLS descriptions and comparables and neighborhood information.

6. Have knowledge of the market: price and terms

7. Have knowledge of the area: schools, stores, traffic, taxes

8. Don’t rush the buyer so much he buys the wrong house

9. Buyers want you to point out features, including negatives
"The location is great on this one, but I'll be honest: it's just a rock with a hole for a door."

10. Buyers don’t want you to always agree with them. Suggest options and give advice.

If you embody these traits for buyers, you will be well on your way to meeting their needs and selling more homes in the process. Win-win!
