FREQUENTLY ASKED QUESTIONS

When can I submit for license renewal through DBPR?
You will receive a License Renewal notice in the mail from the DBPR roughly 90 days (3 months) prior to your license renewal date. You are not allowed to renew your license before you receive the notice from the DBPR.

How much does it cost to renew my license?The license renewal fee is $85 and is paid at the time you submit your license renewal request to the DBPR. You can either mail a check along with the notice you received in the mail, or pay by credit card online at www.myfloridalicense.com. Select “Renew Your License” at the top of the page.

When is the deadline to submit my renewal?
You must complete your Continuing Education and pay your renewal fee before your license expiration date (licenses expire on March 31 or September 30). If you do not complete the post-licensing education prior to your renewal date, your license will automatically go INACTIVE.

I have already completed some of my continuing education and only need a couple more courses. Can I complete individual courses at Larson Educational Services?
Yes. We have very flexible schedule with our timely and educational programs. You can attend our courses in 3 and 4 hour segments based on the topic of your choosing and tuition is only $28 per topic. CLICK HERE to view our online schedule.

Do I need to pass an exam?
No, as long as you complete the course in the classroom there is no exam. However, if you complete the course in an online format or through correspondence, you will need to pass a 30 question final exam. CLICK HERE for information about our online and correspondence courses.

I can’t make it to the classroom dates listed above. Can I complete the continuing education courses online or through correspondence?

We offer the 18 Hour Florida CAM License Course in a two-day format in Sarasota, Fort Myers and Naples. Tuition is $249 and includes all course materials and all State Exam Prep materials!

A Florida CAM License is required when managing an association of more than 10 units and/or has an annual budget in excess of $100,000. Types of properties that hire CAM License holders are mobile home parks, planned unit developments, homeowners associations, cooperatives, timeshares, condominiums, or other residential units which which are authorized to impose a fee that may become a lien on the parcel.

Typical responsibilities of a Florida CAM Licensee are 1) controlling or disbursing association funds; 2) determining how or when to prepare budgets or other financial documents for an association; 3) determining how or when to provide notice of meetings or to conduct association meetings; 4) maintaining and/or having authorization to spend association petty cash; 5) coordinating maintenance for the residential development; and 6) performing other day-to-day services involved with the operation of a community association.

Fort Myers based real estate school, Larson Educational Services opens at SRQ in Sarasota, FL

SARASOTA, FL, March 21, 2011 – With Andy Gray's passing in August 2010, the real estate and mortgage professionals of the Sarasota area lost a passionate educator and a kind, caring man. Gray was a licensed Florida real estate broker since 1989 and he taught more than 5,000 students as he operated Andy Gray Schools of Real Estate, Inc from 1995 to 2010.

In November 2010, Sandy Badger, Gray’s partner, met with Rick and Brad Larson of Larson Educational Services to discuss the management of the school’s student files and state regulated documents. Badger, not wanting to continue the operations of the school, but determined to provide the high level of customer service Gray stood for, decided to pass the school’s student records to the Larson’s family-owned and operated state licensed school.

Deadline for MLO applications extended to December 15, 2010

The deadline for Florida Mortgage Loan Originators to submit their MU4 Application has been extended from November 30 to December 15, 2010.

View the notice provided by FAMP below:

"The Florida Office of Financial Regulation has recently been informed that the deadline for testing and education certification has been extended.

In order to be eligible for certification, an individual must successfully submit an MU4 application for a Florida loan originator license no later than December 15, 2010. If the individual qualifies for the certification, the Office of Financial Regulation will submit the necessary information to NMLS. The individual does not need to request that Florida certify to NMLS as this will happen automatically. Once NMLS has processed a certification file from Florida, a certification invoice is generated on each NMLS record and an e-mail is sent to the e-mail address on file with NMLS. Loan originators will not receive the benefits of certification until the NMLS invoice has been paid.

To qualify for education certification, an individual must hold an active mortgage broker license issued prior to October 1, 2010. To qualify for testing certification, an individual must hold an active mortgage broker license issued prior to October 1, 2010and passed the old Florida mortgage broker test on or after January 1, 2004.

The deadline to pay for a certification invoice is December 31, 2010. All outstanding certification invoices not paid by December 31, 2010 will be deleted by NMLS and the individual will not receive the benefits of certification.

In addition to the testing and education certification process, please remember to provide the Office of Financial Regulation information concerning the high school education requirement. You must provide the name of the high school and date the diploma or its equivalent was received. This information may be provided to the OFR by emailing them at flnmls@flofr.com.

Creating an account with NMLS (Nationwide Mortgage Licensing System) only takes a few minutes. After creating your account, NMLS will notify you by email with your Unique Identification Number. Click below to do this now.

Application
SUBMIT THE MU4 APPLICATION: Loan Originator applicants must submit the "Uniform Individual Mortgage License/Registration & Consent Form," also known as the MU4 APPLICATION on the NMLS website.

How to improve your credit score

Are you or a client looking to secure a loan in the neare future? Sometimes real estate agents have three to six months working with a client before applying for a loan. This can be long enough to increase a credit score if the agent and the client understand how to do so.

We've compiled 5 Ways to Improve Your Credit Score based on the weighted areas that FICO (Fair Isaac Corporation) uses in most situations. Here is a pie chart that shows the breakdown:

1. Pay bills on time (Approximately 35%)

Payment history typically is a significant factor. It is likely that your client’s score will be affected negatively if they have paid bills late, had an account referred to collections, or declared bankruptcy, if that history is reflected on their credit report.

Most scoring models evaluate how late the payment is, how recently the late payment occurred, and how many late payments there are. A 90-day late payment last month will reduce a score more than a 120-day late payment three years ago. Late payments involving smaller amounts are not as significant as ones involving larger amounts.

The longer a person pays their bills on time the better their score becomes.

Paying off an account where there was a late payment will not normally remove it from a person’s credit report and it will still be still be evaluated to arrive at a credit score.

2. Limit outstanding debt (Approximately 30%)

Most scoring models evaluate the amount of debt your clients have compared to their credit limits. If the amount they owe is close to their credit limit, it is likely to have a negative effect on their score. Owing a lot of money on many accounts can be an indication that a person is overextended.

The most effective way to improve your client’s score in this category is to get them to pay down their revolving credit. A person with a high amount of outstanding debt can increase their score by 30 – 50 points by paying off 90-100% of that debt.

The credit scoring models have certain threshold levels to identify higher risks.

If a person has used 70% of their available credit they are perceived to be in the highest level of risk.

The next threshold is 50%. Reducing credit card balances to below 30% of the credit limit will save your client a bundle on interest charges.

Similarly, a person’s score will be higher if the balance is evenly spread out among all of a person’s credit cards instead of having the same total amount on just one card.

3. Preserve length of credit history (Approximately 15%)

Generally credit models consider the length of a person’s credit track record. An insufficient credit history may have a negative effect on their score.

Even someone who has not been using credit for very long can get a high credit score depending on their other factors.

Most credit scoring models consider both the age of a person’s oldest account and the average age of all of their accounts.

New accounts lower a person’s average account age and can have a greater effect on their score. Rapid account buildup is also considered risky behavior in most credit scoring models.

Instruct your clients to use every credit card they have at least once every six months to avoid having the card go inactive. Inactive accounts can be ignored by credit scoring software and the client may not receive the benefit of a low balance and a long and positive payment history.

It is a good idea to keep and occasionally use older credit cards to maintain a higher score, even if the credit card has an outrageous interest rate.

One thing that all individuals who have high credit scores possess is a credit account that is at least twenty years old.

4. Avoid recent credit applications (Approximately 10%)

Many scoring models consider whether your clients have applied for credit recently by looking at inquiries on their credit report. If a person has applied for too many new accounts, it may negatively affect their score. Not all inquiries are counted.

Inquiries by creditors who are monitoring an account or looking at credit reports to make a person a “pre-approved” credit offers are not counted.

When a person accepts a credit offer it’s treated as a “hard inquiry” that’s factored into the score, even though they may never receive the card or use the account.

Tell your clients not to apply for a card they’re not likely to get.

Also, a person can request and check their own credit report and credit score and it will not negatively affect most credit scoring models if the report was ordered directly from a credit-reporting agency.

Some scoring models differentiate between a search for a single home or car loan and a search for many new credit lines.

Inquiries can have a larger impact on a credit score if a person has few accounts or a shorter credit history. Inquiries remain on a person’s credit report for two years. Some credit scoring models only count inquires for the past twelve months. If a person had a number of inquiries and only a short period of time remains before they drop off their credit report it may be beneficial to wait to apply for credit.

5. Manage the number and types of credit accounts (Approximately 10%)

It is generally good to have established credit accounts. Someone who has no credit cards could be considered a higher risk than someone who has credit cards and managed them wisely.

The ideal number of credit cards to maximize a credit score is three to five. Having more will not necessarily significantly affect a person’s score.

A good general rule is to never close a credit card account unless it was created in the past two years and the person has over six credit cards.

Generally a mix of credit cards, retail accounts, installment loans and mortgage loans results in a better score.

A person shouldn’t open accounts or take out loans just to have a better credit mix.

Understanding your credit score

Credit scoring is a system creditors use to help determine whether to give credit. Information about the consumer and their credit experiences, such as bill-paying history, the number and type of accounts, late payments, collection actions, outstanding debt, and the age of credit accounts, is collected from a credit application and credit report.

Using a statistical program, creditors compare this information to the credit performance of consumers with similar profiles.

A total number of points – a credit score – helps predict how likely it is that the borrower will repay a loan and make the payments when due.
How is a credit-scoring model developed?

A random sample of similar customers is analyzed to statistically identify characteristics that relate to creditworthiness.

Then, each of these factors is assigned a weight based on how strong a predictor it is of who would be a good credit risk.

The following table illustrates the five main categories of information that one scoring model, developed by the Fair Isaac Corporation, uses in most situations.

FICO scores range from about 300 to 850. A FICO credit score above 650 will help to qualify for most loans.

A person’s credit score cannot be evaluated or based on any of the following factors.

• Race
• Color
• Where you live
• Gender
• Age
• Income level
• Country of national origin
• Sources of income
• Religion
• Marital status
• Child/family support obligations
• Down payment information
• Savings
• Length of time in present house

The Florida Office of Financial Regulation (OFR) is shutting down the Mortgage Broker Licensing system on July 8, 2010.

This was just released by the Florida Association of Mortgage Professionals (FAMP):

TALLAHASSEE, Fla. (June 9, 2010) - On July 8, 2010, the Florida Office of Financial Regulation (OFR) will stop accepting applications for mortgage broker, mortgage brokerage business, mortgage lender and correspondent mortgage lender licenses, so that current applications can be processed before October 1. Beginning October 1, 2010, Florida will begin participation in the Nationwide Mortgage Licensing System, and all existing loan originators, brokers and lenders and mortgage business owners will be required to reapply for licensure. December 31, 2010, is the last day to apply for licensure.

"We encourage applicants to apply now so that they have a better chance of being approved before October 1. If unlicensed by this date, individuals will not be able to work in the industry until the new application is approved," said Tom Cardwell, Commissioner of the Florida Office of Financial Regulation. "Applicants should submit information that is complete, correct and containing full-disclosure to minimize delays to processing their application."

NAPLES, FL, June 3, 2010 –Larson Educational Services (RDB Ventures, LLC) of Fort Myers has expanded to a new location at Horseshoe Park of Commerce in Naples. The new classroom facility is conveniently located just north of the Naples Municipal Airport off Airport-Pulling Rd. The family owned professional education company focuses on licensing and continuing education courses for real estate sales associates, real estate brokers, mortgage brokers, mortgage loan originators, and community association managers throughout Southwest Florida.

The business is owned by brothers David and Brad Larson, and management is overseen by their father, Rick Larson. SAFE Act forces Florida mortgage brokers into test centers and classrooms

New education, testing, credit and background checks take effect October 1st

Big changes are taking place in the mortgage loan origination industry today as a result of the ‘mortgage meltdown’ and the Federal SAFE Act of 2008. New requirements -- including licensing, registration, education, examination, fingerprinting and credit checks-- are coming up soon. These changes will affect not only who can remain in the business but, maybe even more importantly, who will be forced to leave the mortgage industry. In addition, those looking to begin in the business will be facing more stringent regulation and oversight than in the past.

So, what are the changes and how do they affect the mortgage industry?

In 2008, Congress passed the SAFE Mortgage Licensing Act. This Act created the Nationwide Mortgage Licensing System, or NMLS, and Registry for the residential mortgage industry. The Act sets forth procedures, requirements (including education and testing), and standards for mandatory registration and state licensing of Mortgage Loan Originators, or MLOs. It also requires the federal banking regulators to develop and maintain a system for registering depository institution employees as Registered Loan Originators with the Registry.

Florida Office of Financial Regulation (FLOFR)

As the residential mortgage industry has taken its lumps for its perceived role in the real estate boom and subsequent bust, the public has pushed for changes in loan origination oversight. That’s where the 2008 SAFE Act came in and created regulation and oversight for an industry hammered by fraud and deceit.

By requiring all MLOs to meet a national education and examination requirement, as well as required credit checks, it is the goal of Congress to weed out the non-professionals and license those who have conducted business honestly. The more stringent guidelines also ensure that individuals just entering the business will be held to higher standards of professionalism and consumer protection.

While more than 40,000 Florida mortgage brokers have left the business in the past 3 years, those who remain are licensed and regulated by the Florida Office of Financial Regulation. Licensing requirements have included pre-licensing education, testing, filing of an application, paying initial license and renewal fees, and biennial completion of state-approved continuing education.

National Mortgage Licensing System (NMLS)

All Florida mortgage brokers will need to meet the new NMLS requirements beginning October 1, 2010. Florida mortgage brokers will need to re-apply with the Office of Financial Regulation and register with NMLS. In order to do so, they will need to comply with SAFE Act guidelines that require 1) completion of at least 20-hours of approved mortgage education; 2) pass a 100-question SAFE Act National Exam; 3) pass a 50-question SAFE Act State Exam; 4) be fingerprinted; 5) submit to a credit check; 6) be approved for NMLS registration by obtaining a license from FLOFR; 7) pay hundreds more in licensing and registration fees; 8) attend annual continuing education; and 9) renew the license and registration annually.

Transition period

Because of the expected 30,000+ new applications, the State of Florida will allow currently licensed mortgage brokers to continue working while waiting for their new license to be issued and their NMLS registration to be completed. FLOFR has indicated that the initial licensing and registration process may not be completed until sometime in 2011. Previously-exempt loan originators working in Florida as employees under licensed mortgage lenders or correspondent mortgage lenders have been advised by FLOFR to obtain a Florida mortgage broker license before August 1, 2010 to be allowed to operate during the lengthy licensing process. Failure to do so will force these individuals to leave the business on October 1, 2010 or risk penalties authorized under Florida Statutes.

Rick Larson, co-founder and manager of Larson Educational Services, a Florida Mortgage Business School and NMLS Approved Course Provider in Fort Myers, Florida, sums it up this way. “If you are in the Florida mortgage loan origination business and do not have a Florida mortgage broker license, it is highly recommended you get one as soon as possible so you can continue working while your Florida loan originator application is in the approval process. Otherwise, you’ll be out of business until the state issues your license. That could be well into 2011.”

Industry confusion and frustration

Larson has observed a lot of confusion and frustration regarding the new requirements, but he has been through this before. “Throughout the 1980’s, licensing and education requirements for real estate agents were implemented in response to a similar uprising from the public regarding dual agency and sketchy property disclosures. Then in 1989 we had the S&L bailout for which real estate appraisers were made the fall guy. FIRREA created federal oversight and requirements that forced real estate appraisers into the classroom and test centers across the country. In each case there was a period of transition during which the industry was given time to catch up with the new requirements. It’s no surprise that the mortgage industry is bubbling with anger, confusion, rumor and myth right now because that’s the way it always goes. By the middle of 2011 everyone will have the requirements figured out and the whole process will become second nature. In the meantime, as it was in the past, education is the key. As long as there is an understanding of what is happening and why, everybody can make the transition that is required and continue working.”

What to do if you already have a Florida mortgage broker license

Even though you cannot apply for the new MLO license until October 1, 2010, you can begin part of the approval process by completing Steps 1 – 3:

Step 1: Create an account with NMLS
Go to www.stateregulatoryregistry.org/NMLS to obtain your own NMLS ID, also known as your Unique NMLS Identification Number.

Step 2: Register for the SAFE Mortgage Loan Originator Test -- National Component
By creating an account, you will be allowed to then enroll for the NMLS National Exam. This exam is available to you right now and you can schedule to take it after creating your account and paying the testing fee of $92 through the NMLS website. You will be given access to schedule the exam with one of the testing providers, either PearsonVUE or Prometric. Testing centers are available throughout the country and the testing provider you use will be dependent on the city in which you choose to take your exam.

Step 3: Study and PASS the National Exam
Larson, who has prepared more than 100,000 students nationwide for professional examinations, says “There is no correlation between industry expertise and test-taking expertise. I have seen thousands of top-producing professionals seek help because they’ve struggled to pass the exam. The saddest part about failing once is that the second time through is usually even harder because the test-taker is left to second-guess decisions made on the first exam. The key is proper preparation the first time.”

Larson continues, “That’s why I wrote a home study manual with key notes, sample questions and two 100 question Sample Exams very similar to the real one. Any prospective loan originator in the United States will benefit from this course before sitting for the National Component exam. We’re also offering the course face-to-face throughout our home state of Florida.”

NMLS officials indicate that the nationwide pass rate on the exam is 67%. Anybody failing the exam must wait 30 days and pay the exam fee again before they can take the exam again. If a passing score is not achieved after the 4th attempt, the waiting period goes up to 180 days. Therefore, exam preparation is not only the key to passing the exam on the 1st attempt, but proper preparation will also allow for a timely approval and diminish any waiting time some may see between test attempts.

A word about “grandfathering”

Each state falling under the SAFE Act requirement has the choice of “certifying” their existing pre-license education as meeting the new 20 Hour SAFE Comprehensive education requirement. This means that each state can choose whether or not they will require their existing mortgage license holders to take the 20 Hour Course. Some states have decided to accept previous education. Other states have decided not to. Florida has decided that all currently licensed Florida mortgage brokers will not need to complete any additional education.

Future Step 4: Pass the SAFE Mortgage Loan Originator Test -- State Component
Each applicant must successfully complete a 50-question Florida State Component in addition to the 100-question National Component. Questions will focus on specific state laws and administrative rules. The exam is in the formative stages as of this writing, but it must be available no later than October 1, 2010. If the applicant has passed the Florida mortgage broker exam as of January 1, 2004, they are exempt and will not be required to take the Florida State Component exam.

Future Step 5: Fingerprints, credit report and application

Prospective mortgage loan originators will be fingerprinted and will submit an application and fees beginning October 1, 2010. FLOFR and NMLS will work in conjunction to process the applications and register each individual MLO. Current Florida mortgage brokers who timely complete the MLO application process will be allowed to continue working during the transition process until the new license is in hand.

Finally, Larson summarizes, “There will be confusion, myth and rumor during this transition period, but the changes are happening and the new requirements must be met. If you’re affected by these changes, my advice is to get going now. Create an account at NMLS; register for the National Exam; prepare, practice and pass.”

David Larson, 26, sits at his desk, peering through his glasses as he takes care of the tedious accounting his brother Brad Larson, 29, so fervently avoids. Their aunt Wanda sits at the reception desk answering calls for the office-- which takes up a whole 340 square feet—and, as she so poignantly puts it, “entering data”. To enter numbers into a system with heartfelt sincerity is a bit of a contradiction, but then again this whole office is a standing contradiction.

This is the office of up-and-coming real estate school Larson Educational Services at Royal Palm Square in Fort Myers. Larson Ed offers real estate classes, mortgage broker classes, community association manager classes, and continuing education in Naples, Port Charlotte, and Fort Myers. Don’t tell them they’re an up-and-comer or that the Southwest Florida market is one of the most struggling home markets in the country. Since opening in November of 2008 with a 10 student Sales Associate Licensing class, they have seen more than 1100 students in their classrooms.

How have they done it? The Larsons--led by manager and father Rick, 59, who has 30 years of experience with a similar school he founded in Minnesota--chalk it up to their superior customer service, their state of the art classrooms, interactive instruction, and their family feel. Since students may spend up to eight hours per day in the classrooms, Rose made sure the chairs are very comfortable with extra padding and arm rests. “These chairs are made for sitting, not stacking,” says Rose.

As the winds of the home economic climate swirled downward, Larson Ed served as a beacon in the dark. Why enter the real estate business and take classes at such a low point? Brad says because “people want to be prepared for when the market turns around. They have an eye for the future.” Which would make now the prime time to enter the business.

New License Requirements begin Jan 1, 2010 for Florida Loan Originators

NEW Licensing Requirements Starting January 1, 2010

In accordance with Florida legislation passed earlier this year, the license exemption (FS494.006) for all Loan Originators employed by Florida licensed Lenders and Correspondent Lenders will be going away on January 1, 2010. What this means is that currently unlicensed Loan Originators will need to complete the 24 Hour Mortgage Broker License Course and pass the state exam in order to meet the new requirements beginning January 1, 2010. Loan Originators working without a license will face a $1,000 fine per day.

NOTE: We recommend getting registered as soon as possible since this is our LAST class of 2009.

A Florida CAM License is required when managing an association of more than 10 units and/or has an annual budget in excess of $100,000. Types of properties that hire CAM License holders are mobile home parks, planned unit developments, homeowners associations, cooperatives, timeshares, condominiums, or other residential units which which are authorized to impose a fee that may become a lien on the parcel.

Typical responsibilities of a Florida CAM Licensee are:

1) controlling or disbursing association funds;
2) determining how or when to prepare budgets or other financial documents for an association; 3) determining how or when to provide notice of meetings or to conduct association meetings;
4) maintaining and/or having authorization to spend association petty cash;
5) coordinating maintenance for the residential development; and

September 2009 Alumni of the Month - Carolyn Simoneau

As a business owner, it is always satisfying to get outstanding feedback from one of our customers. Carolyn Simoneau of Cape Coral, FL is one such customer. We first saw Carolyn in March 2009 at one of our monthly Real Estate Career Nights where she learned about the steps involved in obtaining a Florida Real Estate Sales Associate License, as well as how to package herself for success in the real estate industry.

Carolyn took the information she heard and hit the ground running. She immediately signed up for our 63-Hour Real Estate Sales Associate License Course at our Naples location. After completing the course and the final exam, she attended our One-Day License Exam Preparation Course where she learned the test taking tips and strategies for the state exam. A couple days later, she passed the state exam with flying colors. Within a couple months of obtaining her license, Carolyn took our advice and came back to see us as soon as possible for her 45 Hours of Post-License Education.

In this class she learned all about the sales and marketing aspects of the real estate business, as well as time management skills and business plan development strategies. ABOUT CAROLYN SIMONEAU

Carolyn lives in Cape Coral, FL with her husband, John Simoneau (a recent graduate of Larson Educational Services as well!) John is also a fishing guide in Southwest Florida and you can checkout his fishing adventure services at Fish Till You Drop Charters.

Carolyn was raised on the beautiful shores of Englewood Beach and the Gulf of Mexico was her backyard growing up. Her parents owned and operated a small hotel called "JADE WEST". She has since lived in many other areas of the country, but there is nowhere more like home to her than sunny Southwest Florida!

A go-getter from the start, Carolyn has been in sales all her life. She owned and operated a large, higher end retail furniture store with design services for 13 years in Alpharetta, GA. Back home now in Southwest Florida, she has put her sales and design background to work finding people the home of their dreams! She is an avid golfer and fisherman and belongs to the EWGA (Executive Woman's Golf Association) and the Fort Myers Beach Tarpon Hunters Club. Carolyn is an animal lover and enjoys oil painting in her free time.

Florida Mortgage Broker and Loan Originator License School

NEW Licensing Requirements Starting January 1, 2010

In accordance with Florida legislation passed earlier this year, the license exemption (FS494.006) for all Loan Originators employed by Florida licensed Lenders and Correspondent Lenders will be going away on January 1, 2010. What this means is that currently unlicensed Loan Originators will need to complete the 24 Hour Mortgage Broker License Course and pass the state exam in order to meet the new requirements beginning January 1, 2010. Loan Originators working without a license will face a $1,000 fine per day.

NOTE: We are expecting large class sizes for our remaining 2009 class schedule so we recommend getting registered as soon as possible.

We are growing quickly and are in need of top-notch instructor talent.

We are looking for experienced instructors and trainers in the real estate, mortgage and community association management industries. If you do not have experience as an instructor or trainer, please do not reply. Our instructors are independent contractors paid $30 per instruction hour and $10 per hour for mandatory training and meetings. Generally our instructors teach between 4 and 80 hours per month so if you are looking for a full-time job this is not for you, but this is a great part-time gig with a growing company. To be considered as one of our instructors, you must attend our potential instructor "Stand Up and Speak" presentation on July 16 from 8:30am-12:30pm at our classroom facility in Fort Myers. This is the first step all of our instructors take before beginning to work with us.

INSTRUCTOR REQUIREMENTS:

First and foremost, we need people who are first-class instructors. Our training style is a platform presentation with PowerPoint, engaging examples, and enthusiastic energy. You must thrive on audience and spotlight. Our class sizes range in size from 15-40 students. This is not an off-the-cuff, conversational style presentation. This is professional dress, professional attitude, professional script.

Second, a background in real estate, mortgage or CAM is required. Candidates could be attorneys, managers, trainers, teachers or other real estate professionals. To teach real estate you will need to obtain a Florida Real Estate Instructor License. We will provide you with coaching as necessary.

Third, we need people who are safe, sound, and dependable. You must be able to make a total commitment that once you have accepted a teaching date you will be there and at your best. You will be one of the faces of our organization and be given absolute responsibility for the classroom experience.

Fourth, you must attend "Stand Up and Speak" on Thursday, July 16 from 8:30am-12:30pm at our classroom facility in Fort Myers.

Well, we've expanded our real estate class schedule once again. Our schedule in Fort Myers now has dates going until September!

We continue to see an increase in activity and demand both on our website and on the phones. We also just finished another Real Estate Career Night last night and had a very good showing. Many people are wondering what it takes to get a Florida Real Estate License and we explain the licensing process, the fees and expenses associated with getting a license, as well as talk about career opportunities available once someone gets a license.

The 5 Easy Steps to Get a Florida Real Estate License

Have you been thinking about getting a Florida Real Estate License but are unsure where to start? Maybe you've heard some of the horror stories circulating out there about bad instructors, dirty classrooms and students failing the Florida real estate exam over and over and over again.

Well I'm here to tell you that it does not need to be that way.

You can obtain your Florida Real Estate License in just a few steps and you can do it with the help of a professional, courteous, well-managed, family-owned education company that truly cares about your success at Larson Educational Services.

And we have lots of fun too!

So, what does it take to obtain your
Florida Real Estate License?

STEP 1: Submit Your License Application Package
Your License Application Package can be completed online at MyFloridaLicense.com. Click on “Apply For A License” and follow the directions. You need to be 18 years old and have a high school diploma or its equivalent to apply. On the application package you will share information about yourself and pay a fee of $105.

STEP 2: Register for Fingerprinting
Make a reservation – visit PearsonVUE and select “Fingerprint Reservation online,” or contact the customer support center at 1.888.274.2020. The fingerprinting fee is $57.25.

STEP 3: Attend Class
Completion of a 63-hour course is required to obtain your Florida Real Estate Sales Associate License. Students must attend the entire course and pass the final exam. We have Weekday, Evening and Weekend classes available in Fort Myers and Naples (and online courses coming soon). Our class tuition is $299. The class is completed in 8 days or 16 evenings.

STEP 4: Schedule the State License Exam
Upon approval of your application the testing service - PearsonVUE - is notified by the Department of Business and Professional Regulation (DBPR) and they in turn notify you with instructions to schedule the license examination. You have two years to sit for the license examination. The exam fee is $31.50. We have excellent Exam Preparation courses and products to help you prepare for success on exam day.

STEP 5: Pass the Exam and Activate the License
Remember to bring two forms of identification with signatures (one must be a government-issued photo identification), the confirmation number provided when test registration was made, and the Course Completion Certificate from Larson Educational Services. To activate your license, your employing broker must sign and deliver FORM 2050 to the DBPR.

Our Real Estate Class Schedule has EXPLODED! New classes in Fort Myers and Naples.

There is definitely a buzz going on right now with people interested in getting into real estate. Our phones are ringing and we're driving a lot of traffic to our website. Due to the increase in demand, we have added 6 NEW real estate license classes. We added 4 in our Fort Myers location and 2 in Naples.

Now we have a full selection of Weekday, Evening and Weekend courses to choose from. As always, our students can mix-and-match not only the class type, but also the class location to fit their schedule. This allows for maximum flexibility for our students.

Something else I'd like to add is that we have extended our discount of $20 Off in Fort Myers and $50 Off in Naples all the way to April 26, 2009.
