How to Sell to Homes to Millennials--Florida Real Estate School

For the 9th year in a row, Better Homes & Gardens has conducted a study focusing on the home-purchasing habits of Millennials (meaning those prospective homebuyers aged 22-39 as of 2017).
The findings in this study might give real estate agents some good insight on how to sell to these young home buyers.

Millennials Want Their Slice of the American Dream

For one, the study found that 85% of responders view owning their own home as an integral part of living their American Dream. However, they also have a very practical approach to homeownership.
Jill Waage, Better Homes & Gardens' Editorial Director of Digital Content and Products, says that "Millennial homeowners are focused on building equity - not debt."
Selling tip: appeal to their desire to escape the tyranny of landlords and leases while focusing on the equity-building opportunities they'd miss if they continued to rent.
Know that many young people in this country are already inundated with debt in the form of student loans.
Therefore, it's important to focus on the financially advantageous aspects of homeownership.
How to Sell Homes to Millennials

Be Willing to Wait With Millennials

According to the study's findings, Millennial prospective homeowners are more likely to wait for a good deal and are also willing to live in fixer-uppers that are in need of some DIY work.
50% of Millennial homeowners said that their current home required some repair or remodel, ranging from minimal to considerable.
Likewise, 90% of respondents said that they were very or extremely interested in learning about home repair and home improvement projects (perhaps this can be attributed, at least in part, to the Millennial movement toward craft and thrift, spurred on by project-based websites like Pinterest and Etsy).

So Don't Be Afraid to Show Them Some Fixer-Uppers

Millennials are especially motivated by stylish projects that add value to their homes, such as installing tile and light fixtures.

Their homeownership desires are modest.

On average, Millennials would prefer mid-sized homes around 2100 square feet, meaning you don't usually have to worry about showing them McMansions that will stretch them far beyond their budget.

"It's okay, but do you have anything with moe hedge mazes?"

In short, according to Waage, they're interested in homeownership on their own terms, based on their financial situations, their timeline, and their needs.
So with Millennials, be sure to forego big-budget homes and expensive renovations with patience, frugality, and practicality.

7 Traits of Successful Insurance Agents--LarsonEd

1. A Client-First Mentality

Having a commission-only mindset won't serve you well in the insurance industry. Focusing on making the sale without first considering the needs of the client may work in the short term, sure, but over the years this mentality will cripple your sales.
Listen to what your clients and prospects needs are in order to earn their trust, which can be one of the most difficult parts of sales.

2. Accessibility

Make yourself available to your clients--this helps them rest assured that they're well taken cared of. And respond to phone calls and emails in a timely manner. A major complaint of those who buy life insurance policies is that there is nobody to answer their questions after they've made the purchase

3. A High EQ

Your emotional intelligence will serve you well in this industry. Your ability to listen and practice empathy with your clients will help you connect with them on a deeper level. A good life insurance agent can their help their client see their financial situation with clarity and tact.

4. High Energy

To their clients and business connections, a good insurance agent will appear happy and excited to work. A negative personality trait doesn’t sell well. Even if you're not the most excited at any given moment, remember the key word: appears. Sometimes you have to fake it 'til you make it.

5. Perseverance

If you want to be successful in the insurance field you’ll have to be prepared to handle rejection on a daily basis for years. Remember: without taking risks, you have no chance of succeeding in this industry.

6. Forthrightness

Using deception or your client's fear (whether it is their fear for their own future or their financial situation) may work in the short term, but over time you could end up making a bad name for yourself. Your success will come from repeat business. The only way to get word of mouth and repeat business is to gain your clients’ trust.

7. Wide Array of Products and Knowledge

A successful insurance agent will have many products to offer their clients, and they know which of their products will be best for them as well. You also need to understand the legal components of your products in order to convey that information to the client.
If you’re already a LarsonEd student who has taken our real estate licensing courses, you’ll notice something interesting about this list:

These traits of successful insurance agents are the same traits that make a successful real estate agent.

The transition from real estate to insurance may seem arbitrary, but consider this: by offering your current real estate clients an even wider array of products, including health and life, you may be able to better serve their needs and help your business boom.

How to Make New Years Resolutions Stick--LarsonEd

Christmas is over. If you're lucky, you've already shipped out the in-laws and the holiday damage to your midsection was minimal. Now it's time for the healing process to begin. That's right--it's new years resolution time.
Florida real estate school
According to a study in the Journal of Clinical Psychology, about half of people who make new years resolutions will give up by July. Too often, people see the new year as a chance to overhaul their lives. However, you shouldn't see it as a time for sweeping character changes.
Rather than a single major goal, it's good to set small attainable goals throughout the year.
According to the American Psychological Association, your resolution success is not about the extent of your changes, but more about recognizing the need to change.
1. Make your resolutions realistic
Again, start with small changes. Growth isn't about instantaneous overhaul, it's about being just a little bit better than yesterday.
2. Share your goals (or not)
Research is conflicted on this one: some studies suggest that those who keep their goals to themselves are more likely to achieve them.
The thought process here is that by stating your goals (for example, telling your friends that you plan on writing a book) gives you a false sense of accomplishment that may keep you from making progress.
There's another school of thought that says keeping yourself publically accountable for a change will make you more likely to achieve that goal.
In other words, telling people around you that you plan on running a marathon or selling 12 more houses a year means they will ask you about it and keep you accountable for those resolutions.
The choice is yours whether to share your resolutions or not, but just keep this in mind: it's always easier to get through a rough patch with friends and loved ones rather than by yourself.
NOTE: Beware of False Hope Syndrome. This is the tendency to underestimate the speed and difficulty of adapting a new lifestyle change. You may try to accomplish more than is possible, thus setting unrealistic expectations, which makes it easy to become discouraged and quit.
3. Clearly define your resolutions
Many people have resolultions that sound like this: lose weight, get healthy, get in shape, sell more houses, or acquire more clients.
But what do these things look like? What do they mean? They are so nonspecific that they're meaningless.
Without a clear definition of your goals it's difficult to track progress and, perhaps just as important, it becomes difficult to recognize when you have reached your resolution.
Rather than using vague generalities to define your new years resolutions, be specific. Say that you want to run 5 miles without rest, or do 10 pull ups, or sell 1 more home per month than the previous year.
4. Keep track of your progress
You will hit a plateau. Measuring your progress will help you keep perspective and help stave of discouragement.
There's a popular saying in the psychology field: If you can track it, you can change it.
5. Be patient
Progress is almost never linear.
Florida real estate school
Some people might see rapid initial change and then stall later on. Others might stall at the start. Either way, we all hit rough patches. It's important to track your changes to recognize your plateaus and keep perspective.
6. Don't fall into an all or nothing fallacy
Any effort toward your goals is better than no effort. Don't think that just becuase you already failed to sell an extra home in January that you should give up. The difference between some impovement and no imporvement is the difference between meeting your resolutions and falling short.
7. You won't be perfect
You will experience temporary failrures, but don't use them as excuses to snowball. Instead, recorgnize the mistake or misstep and recommit yourself to your resolutions.
Keep these 7 tips in mind as you head into the new year.
