2015 Dates and Times

Weekend Classes:  Five days, Friday through Sunday the first weekend, and Saturday and Sunday the second weekend from 8:30am to 5:00pm.
Weekday Classes:  Five days, Monday, Wednesday, Friday and Monday and Wednesday the following week from 8:30am to 5:00pm
Evening Classes:  Ten evenings, Monday through Thursday the first two weeks and Monday and Tuesday the third week from 6:15pm to 10:00pm

About the 20 Hour SAFE Comprehensive Mortgage Loan Originator Course
Federal and state laws require that state-licensed mortgage loan originators complete NMLS-approved pre-licensure education at an NMLS-approved school. Larson Educational Services is a Florida-based NMLS-approved school - NMLS PROVIDER ID: 1400171 and NMLS COURSE ID: 1181.
Mortgage Loan Originators or MLOs are an integral part of the real estate transaction. As a licensed MLO, you will be working with mortgage lenders to obtain financing for potential home buyers and you will be paid based on the financed dollar amount. It is a challenging, but financially rewarding career choice.
All MLOs are regulated by the state in which they will originate loans and must be registered with the Nationwide Mortgage Licensing System or NMLS. The curriculum development team at Larson Educational Services has developed this course to include the mandated hours and topics and to reflect the body of information required for an entry-level mortgage loan originator.
At the conclusion of this course, you will be armed with the knowledge to legally, safely and efficiently serve the needs of today’s borrowers and lenders in real estate financing transactions. Last time, we discussed the first 9 questions you can use to help determine a buyer’s motivation. Every sales associate has war stories about indecisive, demanding, disloyal, or financially irresponsible buyers. These questions can help you determine a buyer’s motivation upfront. This week we will be going over the final 9 questions.

10. How much cash do you want to use for the purchase?


Also, how much cash do you have on you right now?


11. Do you have special requirements in a property? If yes, please list.

12. If you have school-age children, are you willing to move during the school year?

13. Who is your employer?

14. Will anyone else help you make the buying decision? If yes, who? 


"All signs point to yes you should definitely refrain from buying that house."


15. If we find the right property, are you prepared to make a decision now? 

16. What times are best to contact you? 

17. What times are best to view properties? 

18. How do you like to communicate? (Phone or email) 

Or pager, if that's where we have to go in this relationship.

CAM License Course is the 18-hour required education (License #PRE31) to obtain your Florida Community Association Manager (CAM) license. You'll learn about the Florida CAM licensing requirements, CAM responsibilities, and CAM liabilities and standards of conduct.

A Florida CAM License is required when managing an association of more than 10 units and/or has an annual budget in excess of $100,000. Types of properties that hire CAM License holders are mobile home parks, planned unit developments, homeowners associations, cooperatives, timeshares, condominiums, or other residential units which are authorized to impose a fee that may become a lien on the parcel.

Every sales associate has war stories about indecisive, demanding, disloyal, or financially irresponsible buyers. These questions can help you determine a buyer’s motivation upfront. 

It's important find out whether buyers have completely unrealistic expectations.


1. How long have you been looking?
2. Are you working with another sales associate or broker? If yes, whom? 
If the buyer is working with another agent, then you must destroy that agent.
3. Do you rent or own your current home?  
4. What is your monthly rent or mortgage payment? 
5. Must you sell a home before buying? If yes, what is the status? 
6. Must you complete a lease period before buying? If yes, how long is the lease?
"We're really going to miss our old place."

7. Do you have a budget for monthly payments? If yes, how much? 
8. What's your price range? 
9. Has a lender prequalified you for a loan? If yes, for how much?
